Description
The proposed works involve essential like-for-like repairs to areas of decayed timber framing on the north (rear) and east elevations of the property. Deteriorated sections of oak framing will be carefully cut out and replaced with new oak members to match the existing in dimension, profile, and jointing (mortice and tenon, scarf, or lap joints fixed with oak pegs). Associated infill panels will be reinstated using reclaimed brick set in lime mortar, with internal lime plaster finishes to match existing. Additional minor areas of patching to the timber frame will also be undertaken elsewhere around the property, where localised decay is present. These repairs will again be carried out on a like-for-like basis using traditional materials and methods. The works are purely restorative in nature and will not alter the design, appearance, or layout of the building. The aim is to stabilise and preserve the existing historic fabric using traditional techniques and materials appropriate to the age and character of the property.
