This application seeks confirmation on the use-class to 14 Ely Street. Our intention is to eventually create a design that will look at repurposing the existing property to create a boutique 3-storey building, however we firstly need to determine the current use class of the building and what the limitations are around the current use class. Following on from further conversations with the Stratford-Upon-Avon planning department, it is believed that the use class to the building is C1 (Hotels). The Stratford-Upon-Avon planning department have advised that a Lawful Development Certificate is required to formally confirm the use class of the building. We have spoken to Stratford-Upon-Avon planning department should the Use Class be C3, and early indication from them is that a property can be used as a Boutique Guest House under use class C3 (Dwellinghouses), however a Lawful Development Certificate would be required to confirm this. To summarise, The Lawful Development Certificate will confirm: - the current use class of the buildings - any limitations that the current use class would present for the proposed commercial use of the building as a Boutique Guesthouse, where rooms are acquired through air bnb.
