Description

Non-material amendment to planning permission ref: 23/AP/3567 dated 26/04/2024 for 'Upward extension on part of roof to create roof terrace structure, stair/lift overrun and enclosed plant area. Installation of solar panels on the roof at 33-38 Rushworth Street and 1-7 King's Bench Street, and external alterations.' The amendments include the following: Ground Floor - Removal of 2 entrances from Rushworth Street and Kings Bench Street, to be replaced with windows; - Removal of a single leaf door from Kings Bench Street adjacent to the bicycle entrance, to be replaced with a solid panel; - Introduction of a decorative 'night gate' for the main entrance on Kings Bench Street to improve security outside of office hours. This will fold flush into the main entry reveal; - The bin store door design has been adapted to match the new 'night gates';First Floor - A bricked up window at first floor WC lobby area has been changed to obscure glazed (in accordance with planning conditions) to provide for more natural light; Roof - The addition of 2 inverted dormers into the roof slopes, with louvres that sit flush against the roof line. This is required for plant intake/exhaust and ventilation for the WC areas; - The rooflight has been split into 2 separate rooflights to improve maintenance; - The addition of roof plant enclosure with a 50% solid and 50% acoustic louvre - The access hatch door has been moved from plant loft to roof to improve accessibility; - Two half-height gates have been included to provide access from the roof terrace to gutters to provide access for PV cleaning and other maintenance as required.
