Non material amendment to planning permission ref. 18/AP/3696 [dated 18/12/2019] for 'Minor material amendment to 18/AP/1702 which was an amendment to 17/AP/286 and 12/AP/3940 in order to make external and internal amendments to Ludgate C comprising:Amendments to the roof top plant which has been reoriented and consolidated which ensures that it is no longer visible in the key views from the east along Southwark Street and creates the opportunity for a brown roof over the plant area.The external alterations to the roof plant allow internal re-arrangements on the upper floors which provide additional office space (1,180sqm GIA) with the insertion of a new mezzanine level.Alterations to the facade including the size and orientation of the glass panels.Enhancements to the base of the building around the newly created public realm including the treatment of the columns and the soffit'. The amendment seeks the following: - The provision of an additional stair within the building up to level 39, plus an extension of the building envelope above level 39, with both amendments introduced in order to accommodate a second stair case which reflects latest government guidance on fire safety; - Amendments to the tower elevations including the provision of a slender bay window to the upper volume; - An adjustment to the residential mix and minor increase in the number of units due to the addition of the second stair case and configuration within the existing building envelope - A minor increase in residential floorspace as a result of the provision of an enclosed stair case on the outside of the eastern flank at levels 39 to 4 and the provision of a projecting bay window on the north elevation at levels 23 to 46 - Design changes at the base of the building and vehicle drop-off area.
