Non-material amendment to WNS/2021/1860/MAF (Erection of storage & distribution building (Use Class B8), inc. ancillary office space, ancillary buildings, vehicle access, parking and service yard areas, drainage, and landscaping & associated infrastructure on development Plot 7 within Zone A4 of the Northampton Gateway Rail Freight Interchange) to amend Condition 2: approved plans and drawings; Condition 4: Drainage Design Philosophy Report; Condition 16: Proposed Site External Lighting Layout can be superseded by the new; Condition 19: Site Plan; to reduce office, ancillary and escape stairs area (reduced from 13,280 sqm in 2022 NMA, to 12,174 sqm), reduce car parking bays (reduced from 853 bays in 2022 NMA, to 739 bays), reduce HGV parking bays (reduced from 206 bays in 2022 NMA, to 175 bays), reduce HGV yard width and turning circle diameter, relocate sprinkler tank and pumphouse, amendment to main building elevations to align with site design code, reduce FFL by 100mm – resulting from reduction in dock heights, remove canopy to baler/compactor area, amendment to guardhouse elevations to omit concrete plinth and replace with metal cladding.
