Description

Internal and external alterations to the South ground floor level, to remove 5no. existing windows and replace. including with some infill walling, and replacement with 1no. large window in a single larger opening; and at first floor level, to remove 3no. existing windows and replace, and 1no. double door assembly and replace and install 1no. balcony. Internal and external alterations to the West to remove 1no. double door assembly and replace; to remove 1no. first floor double door assembly; to remove entrance step to extent required and alter/raise to suit design; and, to remove sundry external fixtures and to add external letterbox, and external light. Internal and external alterations to the North ground floor level, to remove door frame, partially infill and install 1no. window assembly in an existing opening. Works to the roof to remove and replace roof cladding and rafters to extent necessary to facilitate repair; to remove and repair parapet stonework to extent necessary to achieve rainwater outlets.; to restore structural roof trusses to extent necessary; to install 2no. rooflights to southern roof slope and 2no. rooflights on the northern roof slope; to replace/add rainwater goods and adjust/repair/reline parapet to extent necessary; to install hob extract and extract ventilation flues to suit; and to insulate roof/loft spaces throughout. Generally, externally to remove sundry external fixtures and make good; to restore and repair the low access lane / riverside wall from the building to the extent of the bridge, including iron guarding, which is to be removed as required to facilitate its repair; and to repoint external stonework, with localised repair, if required.
