Screening Opinion request (Regulation 6(2)(3) of the Town and Country Planning (Environmental Impact Assessment) Regulations 2017 in relation to the following development; outline application with all matters reserved except access for up to 300 dwellings including a policy compliant level of affordable housing, and associated infrastructure and drainage, including landscaped open spaces, suitable alternative natural green space (SANG), a biodiversity net gain of at least 10 percent. Land for community uses is proposed on the masterplan (P22-2332_DE_004_B_01 Concept Masterplan) and may be provided subject to feedback from community engagement. The site will be accessed from Hall Road and a new pedestrian link along Ironwell Lane may also be provided.
