Description

Royal Household Property Section is applying for Listed Building Consent to replace at-risk boilers and install extraction in a number of flats at Hampton Court Royal Mews. We are proposing new boilers in five flats which are currently at risk of boiler failure in the near future. Four of these flats have back boilers, which we would change to condensing boilers in line with current building regulations. We also propose replacing a boiler nearing end of life in the Boiler House, which currently provides communal hot water for four flats. We need to upgrade to current safe standards to ensure the flats remain habitable. There are five flats which would benefit from extraction in the bathrooms in order to help better manage moisture. There are significant cases of damp and mould in two of these bathrooms. Whilst we are installing extraction in the bathrooms, we also propose taking the opportunity to install extraction in the kitchens of these properties (first floor only). By installing extraction we can better manage moisture and mould, which is of benefit to our tenants and would help prevent deterioration of the historic fabric. Below is a summary of the impact on the building that the works will have. For further detail, please also refer to supporting Cover Letter and Heritage Statement, plus photographs, floor plans and elevations in the appendices: Install 3no. vertical boiler flues through roofs for new boilers in First Floor flats 3, 5 and 6. This will entail removal of small amounts of ceiling, plus 3-4 roof tiles per installation permanently removed to allow a boiler flue through the roof. These tiles will be retained to use in future if required. This will have less impact on the building than terminals through the walls, and is reversible.
