Description

Non-material amendment pursuant to planning permission 13/03894/OUT to amend the wording of Condition 19 relevant to the Ash tree on the southern boundary. The Condition as currently worded requires the retention of the ash tree on the southern boundary of the site. This application proposes to amend this wording to remove the requirement for its retention. The removal of tree has taken place already for two reasons. Firstly, it was discovered that the tree had ash dieback, as shown in the arboricultural letter which supports this application, and secondly, Northern Powergrid were growing concerned about the proximity of a diseased tree so close to their transformer infrastructure to the immediate east of it. Naturally, the loss shall be compensated for elsewhere on site, in accordance with Paragraph 180d. of the NPPF with regard to biodiversity net gain. To this end, it was agreed that two replacement ash trees would be shown as part of the landscape proposals for the site.
