Non-material amendment - Change the roof pitch from 45 to 50 degrees, lowering the eaves height and increase the size of the dormer windows to planning permission P/VOC/2026/00392 (Erect detached house with Garage (variation to condition 2 of planning permission P/FUL/2023/05074 to vary the approved plans. Changes to the elevations as approved and minor changes to the internal floor layouts. - Reducing the roof pitch from 50 to 45 deg but keeping the ridge height as approved by increasing the height of the eaves. - Changing the dormers proposed to lead clad or similar material flat roof dormers. Enlarging some of the dormers to provide more internal light to first floor rooms. - Changing the approved pitched roof to the Sunlounge to a lead lined flat roof with roof lantern. - Changing the approved pitched roof over the Garage/Car Port/Utility to a lead lined flat roof. - Removing/changing or enlarging some of the windows and doors proposed externally to accommodate internal changes. - External landscape changes are minor apart from the northern boundary treatment where retaining structure has been extended to enclose whole area).
