Erection of a multi-storey car park containing 9.5 split levels (655 spaces) with commercial use (Class E) at the lower ground level (Pottery Lane level) and ground floor level (Goods Yard level); Erection of two blocks of residential accommodation (Class C3) comprising Block 1 (6 storey) (162 units) and Block 2 (8 to 14 storey) (352 units) including single storey commercial use (Class E(a)) in Block 2; Change of use of seventeen railway arches beneath the Forth Banks Branch Line and four arches beneath King Edward VII Railway Bridge to commercial uses (Class E); Use of railway arches beneath Forth Banks Branch Line as bin storage for residential Block 2; Opening up of two railway arches to provide access onto Forth Goods Yard road; Partial demolition of the undercroft; Change of use of the retained undercroft to commercial use (Class E); Removal of car parking on the Branch Line viaduct and creation of a raised pedestrian and cycle connection from the western end of the application site to Newcastle Station with amenity / activity space (including Class E(a) and E(b) uses) with vertical access to the Branch Line viaduct via stairs and lifts; Demolition of existing buildings and site clearance; and Associated hard and soft landscaping, site access, infrastructure works and engineering works.
