Description

Scoping request under the Environmental Impact Assessment (EIA) Regulations 2017 relating to mixed-use urban extension to include: up to 3,500 new dwellings (to include market housing, affordable housing, older peoples accommodation, self and custom build housing); employment (to include business, research and development, general industrial uses and storage/distribution); early years, primary and secondary education facilities; local centres (to include retail, community and employment uses); multimodal transport hubs, associated active travel routes and public transport infrastructure; highways improvements including works to M1 motorway bridges; diversion of watercourses and the implementation of sustainable drainage systems and other drainage features; green infrastructure and open space including sports pitches/playing fields, play spaces for children, structural landscaping (habitat creation and planting) including 30% tree canopy cover in that part of the site within Central Bedfordshire; associated utilities, ground remodelling, earthworks, any necessary demolition, and all associated infrastructure.
