DC/22/129258)Reason: structural issues from differential foundation movement at 1 & 3 Chalsey Rd.Informative A: pear (T6) contributes to streetscape amenity, felling will diminish urban greening and amenity, loss of seasonal foliage and flower interest. Informative B: the voluntary replacement tree planting on a 1:1 basis (p.3 PRI letter 03/01/2023) is hugely welcomed - suggest tree selection from NHBC low water demand species such as mulberry, laburnum, holly, fig, elder, magnolia. Informative C: please create habitat log piles from cut timber and/or lay cut branches between stakes on site as linear 'dead hedge' for wildlife and biodiversity.Informative D: Site investigations (Lawson Martin Long Engineers ltd, 21 Sept 2019 & Sedgwick Engineering Appraisal December 2022), suggest while trees and vegetation near the flank wall of 1 Chalsey Rd increase the risk of movement to no.1 and indirectly to no.3, structural issues are being caused by several underlying factors: crack pattern not related to normal clay shrinkage subsidence, more from rotting organic material in the underlying clay on black peat, indicative of both properties rotating about their bases, differential movement from previous part underpinning, bomb damage during the second world war, shallow foundations, the only viable solution being installation of a piled foundation to party wall, internal and external walls to main building, 3 Chalsey Rd.
