Non-material amendment to planning permission 23/05785 to allow: Replacement of lower ground floor (LGF) front elevation windows replaced with timber sash double glazed windows (cill height to remain as existing); Addition of linear slot drain to LGF rear patio to act as overflow in accordance with SUDS report; Removal of LGF flank window under front entrance path, replaced with brick finish to match existing; Regulations regarding boiler flue require window to be removed; Addition of boiler flue to flank wall under front entrance path; Retention of sash windows on UGF and above, refurbished with glass upgraded to double glazing (windows will not be replaced); UGF terrace balustrade raised to 1100mm above floor level and denoted as black to match planning condition and meet Approved Document Part K requirement; Rear extension parapet simplified and coping raised to match terrace level to ensure sufficient room to waterproof and drain roof terrace; Matching handrail added to staircase from LGF to rear garden; Front dormer cill raised to 800mm to meet Approved Document Part K requirement; Acoustic enclosure shown with associated pipework; Rooflight to main roof of house adjusted in size and position following technical design development; 3rd floor rear terrace balustrade raised to 1100mm above floor level and denoted as black to match planning condition; Addition of ventilation and SVP terminals on rear facade and roof following engineer's design input; Addition of metal ladder stay and fall restraint system on flank wall to allow safe access on to roof; Rear 3rd floor door and window opening heights reduced following technical design of roof; Rear 3rd floor doors amended to french doors from sliding doors; Rear 3rd floor parapet raised with new coping stone to achieve adequate waterproofing (coping remains below neighbouring copings); Metal rainwater pipe added to rear elevation.
