Non-material amendment to planning permission reference: 2021/00933/FUL, which was approved by way of planning appeal ref: APP/H5390/W/22/3290703 dated 5th April 2023, for the "Demolition of the existing building and erection of a part-three, part-four storey building to provide Class E (a) (b) (c) at ground floor level with 16 no. self-contained flats at ground, first, second, and third floor levels with associated rooftop plant." Amendments sought are: Commercial unit bin area shown; Residential bins, bike and plant room have been revised; Internal risers and service routes have been coordinated; Entrance lobbies, upper floor corridors, lift core updated to comply with Building Regulations and fire strategy; To comply to M4 (2) and M4(3) the flats have been reviewed and updated; The scheme still proposes 16 flats and flat sizes are consistent with the approved; Roof level access hatch, smoke vent and AOV coordinated to be fire strategy compliant; Side Elevation Dormers - these are reduced from nine to six (Cambridge Grove) to meet Building Regulations; Front Elevation Dormers - these are reduced from five to four (King Street) to meet Building Regulations; Rear Elevation modification of windows to include modest louvers to upper window connect to MVHR units; Change to ground floor windows to add modest louvers to connect to MVHR units; Windows are Building Regulation compliant; and Building insulation, and detailed design of the structure is coordinated.
