Submission of details of all new external materials to be used in the development, pursuant to Condition 3; details of a Ventilation Strategy Report to mitigate the impact of existing poor air quality for C3 use class and flexible community use for all receptor locations where the air quality objectives for NO2 and World Health Organisation (WHO) air quality guideline values for Particulate Matter (PM2.5, PM10) are already exceeded and where current and future predicted pollutant concentrations are within 5 % of these limits, pursuant to Condition 4; details of the proposed measures to ensure that the development achieves "secured by design" status, pursuant to Condition 27; and details of a Sustainable Drainage Strategy, which details how surface water will be managed on-site in-line with the proposals outlined in the 'Drainage Strategy' report, pursuant to Condition 35 of planning permission reference: 2022/01707/FUL dated 1st March 2023.
