Description

Erection of a single-storey rear infil brick extension, replace non-original timber sash windows with timber sash windows, alteration to window opening at lower ground floor level to modern rear extension to take new aluminium framed glazed door. Replace artificial slate to front pitch with natural slate; replace existing velux rooflights to front and rear pitched roofs with conservation rooflights; reinstate decorative gable to front elevation to match original with integrated swift brick; reinstate copings to front gable; replace upvc drainage goods with cast iron. Remove non-original cast iron pot guards to front and rear. Helical bar repair to brickwork; lime repointing. To front garden relay drainage with new manholes; lift and relay york stone paving; new timber bin store; repair stone front steps. Replace modern railings and gate with cast iron railings and gate on new stone coping. Raise brick piers and replace caps with cast stone to match original. Repair railings to side boundaries. To rear garden: new bike store; new ASHP, new stone paving to side passage. To lower ground floor interior: replace concrete floor slabs with limecrete; structural opening in flank wall to modern extension; alterations to modern partitions; replace internal modern glazed doors with traditional panelled doors; new panelled bifold doors to spine wall; wall linings as shown. Open up fireplace to rear room with new chimney piece, hearth and linings. New bottom step to staircase; fitted joinery. At upper ground floor interior: insulated linings and new fitted joinery to modern extension; restore plaster mouldings; rehang existing doors to hand. At first and second floors replace interior modern doors with traditional panelled doors; new bathrooms with associated drainage; internal insulated wall linings; new cornice to front room. At first floor open up fireplaces with new chimney pieces, hearth and linings. At second floor new access hatch and ladder to loft.
