Single storey rear extension to project 4 metres from the rear wall of the original dwellinghouse, does not exceed 50% of the total area of the curtilage and is 2.6 metres high, therefore the eaves of the enlarged part do not exceed 3 metres Windows and doors will be UPVC and match existing dwellinghouse and the external walls of an extension will be constructed of materials that provide a similar visual appearance in terms of colour. The proposed extension will have a flat roofs which does not normally have any visual impact and so, where this is the case, the need for materials of similar appearance should not apply
