Compliance with Condition 1 of Planning Permission 22/02880/FULL -That PRIOR TO ANY WORK COMMENCING ON THIS SITE/PHASE, as set out in the approved Phasing Plan accompanying planning permission 16/03661/EIA, a comprehensive Site Investigation (carried out to the appropriate Phase level), shall be submitted to and approved in writing by this Planning Authority. The investigation shall be completed in accordance with the advice given in Planning Advice Note 33, Part IIA of the Environmental Protection Act 1990, DEFRA/EA Contaminated Land Report 11 - Model Procedures for the Management of Land Contamination, and BS 10175:2001 - The Investigation of Potentially Contaminated Sites Code of Practice. If the risk assessment identified any unacceptable risks as defined under Part IIA of the Environment Protection Act, a detailed remediation strategy will be submitted to and approved in writing by this Planning Authority. No works other than investigative works shall be carried out on site prior to receipt of this Planning Authority's written approval of the remediation plan and a verification report shall be submitted on completion of all works.
