Compliance with Condition 8 of Planning Permission 22/01225/FULL -That BEFORE ANY WORKS START ON SITE, a scheme of intrusive investigations shall be carried out on site to establish the risks posed to the development by past coal mining activity. Should any remediation work and/or mitigation measures to address land instability arising from coal mining legacy be deemed to be necessary as a result of those intrusive investigations, such works shall be implemented on site in full in order to ensure that the site is safe and stable for the development proposed. The intrusive site investigations and any remedial works required shall be carried out in accordance with authoritative UK guidance.
