Compliance with Condition 3 of Planning Permission 21/03948/FULL - Prior to any works starting on the development site, visibility splays of 2m x 25m shall be provided to the west at the junction of the vehicular access from the car park area to the private access road as shown on the submitted 'Proposed Block Plan V3' drawing and thereafter it shall be maintained in perpetuity, clear of all obstructions exceeding 1.05 metres above the adjoining carriageway level, in accordance with the current Appendix G (Transportation Development Guidelines) of Making Fife's Places. For the avoidance of any doubt, the hedge bounding the adjacent field shall require to be cut back.
