Non material amendment to planning approval 3/21/2939/REM - The proposed house type amendments are associated with a change to the Part O (Overheating) and Part L (Energy) requirements of Building Regulations, which, from 15 June 2023, require all new properties to be fitted with an alternative heating source, increased cavity thickness and review of the extent of glazing, to address issues of overheating through compliance with thermal modelling. Remove gas boilers, and deliver air source heat pumps across all new dwellings. All the house type plans have been updated, to reflect the change to the plot numbers, others to reflect the amendments to the regulations. These changes have resulted in the need to substitute the house types at Plots 97, 99, 102, 105, 131, 132, 135, 172 and 173, to ensure dwellings fit on their plots, and amendment to the school land boundary.
