Description

Permission for a Large-Scale Residential Development (LRD) at this site, ‘Marmalade Lane’, Wyckham Avenue, Dundrum, Dublin 16. The application site is adjacent to Protected Structures (RPS No. 1453). The site is located to the north of Wesley Lawns, to the east of Gort Muire, to the west of Parkvale and Ballawley Park and to the south of St Tiernan’s Community School. The proposed development will amend the internal layout of Block B of the permitted Strategic Housing Development (SHD) ACP Reg. Ref.: 312170-21. The changes consist of: Replace 6 no. one bedroom apartment with 6 no. two bedroom apartment by omitting one lift shaft. Inclusion of 3 no. one bedroom apartments at ground floor level in place of 1 no. two bed apartment and c. 241sqm residential amenity space. Inclusion of a pergola at roof level amenity space. These alterations will result in a net increase of 2 no. apartments within Block B (permitted 168 no. Units, proposed 170 no. Units). Minor alterations to the elevations, along with all other works required, are also proposed to facilitate these changes. There is no proposed changed to the building height, massing or footprint as a result of these alterations. A total of 473 no. units will be delivered as a result of this proposed amendment. Other amendments include: Amendments to the car and bicycle parking, Relocation of the bin stores and ESB Substation. Alterations to the landscaping to accommodate these changes and include alterations to vent locations, fire tender routes, and replacement of 1 no. tennis courts to 2no. padel courts. All other aspects of the development will be completed in accordance with Reg Ref ABP-312170-21 as amended by Reg. Ref. LRD25A/0849/WEB as permitted.
