Planning permission for modifications to previously granted development (Reg. Ref. No: D21A/0287 & D24A/0637/WEB) to include: The proposed modifications consist of the construction of a new 3-storey building at the rear, comprising 4 no. Residential units (2 no. 1-bed Apartment units and 2 no. 2-bed Apartment units) on the first and second floor layouts accessed through an as-granted stair/Lift core for the building in the front. The ground floor levels remain unchanged with 6 no. car parking spaces. Minor modification to change the rear elevation of the Staircase to accommodate access to the new proposed apartments, which includes the introduction of a walkway to connect the upper floors with the new building. A new security gate is proposed in front of the site on Monkstown Farm Road for both pedestrian and vehicular access. The second pedestrian gate is proposed at the rear to provide permeability for the proposed development. The rear wall is modified to include a 600mm low wall and 1400 mm railing, which is 2m overall in height. No modifications/changes proposed to the as-granted front building with 06 no. Apartments and 1 commercial use unit at ground level , as per planning Reg. Ref. No: D21A/0287 & D24A/0637/WEB. The overall total no. of units in this development (including front and rear blocks) is now increased to 10 apartment units ( 5 no. 1 beds, 5 no. 2 beds) and 1 commercial unit. All with associated site works, drainage, and landscaping.
