The development will consist of the following : (i) The demolition of an existing two storey dormer type dwelling of 224sqm and associated outbuildings, low-level garden walls and boundary walls addressing Avondale Road and Thomastown Road (ii) The construction of a residential apartment development comprising of 10 no. new apartments in total with a residential breakdown as follows; 5 no. one bedroom apartments, 4 no. two bedroom apartments and 1 no. three bedroom apartment. The apartment block is located centrally on the site and is a part two storey and three storey construction. Private amenity spaces to serve each of the apartments will be in the form of private balconies and terraces at ground floor level. (iii) Provision of 6 no. surface car parking spaces located to the rear of the site. (iv) Provision for single storey bicycle storage area to the rear of the apartment block, single storey cargo bike enclosure and visitor bicycle parking area within the site (v) single storey dedicated bin and refuse storage enclosure for all units. (vi) a discontinuation of the existing vehicular access off Avondale Road and one of the existing vehicular entrances off Thomastown Road in conjunction with a retaining and widening of an existing vehicular entrance off Thomastown Road to the Northwest of the site, the provision of new pedestrian access points in conjunction with a separate pedestrian access off Avondale Road. (vii) the provision of an internal roadway allowing vehicular and pedestrian access to the car parking area associated with the development. (viii) hard and soft landscaping, communal amenity space with play area, provision of bin storage, bicycle parking, tree and hedge planting, boundary treatments and all associated site works (ix) SuDs surface water drainage, foul water potable water connections and (x) all ancillary site development works required to facilitate the development.
