PRE PLANNING STAGE 1. The development will comprise amendments to the permitted development as per Strategic Housing Development (SHD) permission 304405-19 as amended by large-scale residential development permission LRD23A/0557, as further amended by large-scale residential development permission LRD24A/0352/WEB and which is extended under Extension of Duration permission ABP30440519/E which comprises 428no. apartments, a creche, 4no. local/neighbourhood retail units and associated site works. The proposed development incorporates the following amendments: (A) Amendments to ground floor layout in Block 1 which provided for 4no. retail units, Concierge Area, Tenant Amenity Space and Communal Co-Working Space to provide for a Health Studio and Gym with associated facilities to include for a Co-working area and residents lounge at Ground Floor Level along with provision of a Concierge Area. (B) Amendments to basement floor level -1 consisting of a new core (stairs and lift), the provision of 24no. car spaces and 2no. motorcycle spaces to serve the proposed Health Studio and Gym. Associated reconfiguration of parking spaces will also include a reduction in parking spaces for the Creche from 15no. spaces to 7no. spaces. (C) Amendments to basement floor level -2 consisting of a new core (stairs and lift), the removal of 87no. car parking spaces and provision of a 2117sq.m Health Club that will incorporate a pool, changing facilities, fitness studios and wellness/treatment rooms. (D) Amendments to basement floor level -3 consisting of a new core (stairs and lift), the removal of 16no. car parking spaces and the provision of a Medical Referral Suite along with provision of associated plant room to serve the Health Club. (E) Amendments to 6no. 2bed duplex apartments in Block 2. (F) Amendments to the site layout with reconfiguration of public open space and communal spaces. (G) Amendments to elevations of blocks consisting of (I) amendments to parapet levels; (ii) amendments to external walkway to provide level access to roof terrace, (iii)fenestration amendments; (iv) louvre vent amendments and (v) railing amendments.
