The proposed works will convert the lower ground floor creche into 2 No x 2 Bedroom Apartments and will convert the detached annex in the rear garden to a studio apartment. The proposed works to the lower ground floor level of the protected structure will include the following: 1) Removal of internal stud walls and forming of structural opes in existing load bearing walls and providing new partitions to accommodate the new layout. 2) Lowering the floor level at lower ground floor level by 160mm to achieve 2.4m floor to ceiling height. 3) Removal of connecting stairs and half landing toilet linking to upper ground floor level to provide separation to private residence in upper floors. 4) Replacement of existing modern external windows and doors. 5) Refurbishment of historic timber windows where present. 5) Removal of modern deck at upper floor level and access steps. 6) External drainage works to accommodate the new internal toilet provision, and 7) Internal alterations are also proposed to the Annex with ancillary external landscaping and groundworks to the rear to achieve level entrance to new floor levels and new external private space for apartments.
