Description
This stucture is for myself to live in in due course. The house has a side entraance serving the rear garden. An extension to the main dwelling wouldn't suit, it would have to be seperate from the house. 25sqm is big enough for 1 person. The reason I am planning for a timber framed structure is because if space. Using 9inch cavity blocks would have at least least 2inch warmboard on the inside and would lose another 6 on all 4 sides. If there is a problem with fire regulations for a timber structure then I would consider using block. My structure would be on a concrete base with a sewer serving exisiting AJ. The height of my new stucture would be no higher than the neighbouring structure and no higher than existing boundary to the rear. The main living area will be heated by an ATC electric radiator and the shower area by an electric wall heater. The Studded walls woudl be filled with Eastwood insulation with 12mm plasterboard and skim coat plaster finish to inside. The outside would have 18mm OSB board on the Studded walls, a Tyvek Vapour barrier and 18mm treated timber sheeting finish. The roof will be a flat roof with 2 layers of torch on mineral felt on 18mm OSB board on treated 4x2 joists. A gutter and downpipe will gather the rain water at the rear of dwelling. I have included for 1 window in the fron tof the dwelling. This is to give privacy for the sleeping area. If the living area is deemed too dark. a second window could be added to the rear wall of the structure, over the sofa area in the plan.
