Application Details
Description
3. Prior to the commencement of the development, the applicant shall submit for the written agreement of the planning authority: a) Revised proposed drawings to show a reduction in the width of the proposed opening in the lower ground floor rear elevation from 3907mm to 3000mm as a maximum. b) Revised drawings of the proposed extensions to show the proposed coloured render omitted and replaced with a high-quality finish such as either brick, stone or lime render. The applicant shall include photographic examples of the proposed materials for written agreement of the Conservation Officer. c) Revised drawings to omit the application of an internal insulating plaster system from walls having historic flat lime plaster and decorative cornices. d) The use of a pozzolanic lime plaster and Aerogel shall be omitted from the proposal. Traditional lime plaster, cork lime or hemp lime plasters only are considered acceptable in principle, from a vapour permeable perspective, but only in instances where historic plaster is not extant. e) To mitigate damp ingress and passively improve the thermal performance of the historic fabric, interventions shall align with the basic conservation principle of minimal intervention. The applicant shall ensure that the front elevation wall has adequate drainage at its base (through the introduction of a French drain), that any cementitious, bituminous or non-breathable paints to the interior and exterior walls are removed, and that roof coverings and all rainwater goods are fully functional. f) Details of the proposed roof slate to be installed following roof timber strengthening works. Slate shall be traditional Bangor Blue. If Welsh slate is unavailable, the applicant may consider the use of Canadian Glendyne or Spanish Del Carmen slate to the inner valley only, subject to written agreement of the CO. g) Engineer’s drawing of rafter strengthening to be carried out on a minimal intervention basis. The drawings shall indicate any proposed use of firring pieces to overcome any deflection. h) Confirmation that new rainwater goods shall be cast-iron units. i) Drawings to indicate its precise location and the potential impact on the protected structure for written agreement of the Conservation Officer. The EV charger shall be discretely located.
