7. Prior to the commencement of development, the following details shall be submitted to, and agreed in writing by, the planning authority: a) Details of the materials, colours and textures of all external finishes and hard surfaces, including samples. Construction materials and detailing shall adhere to the principles of sustainability and energy efficiency and high maintenance detailing shall be avoided. This condition supersedes the requirement to comply with Condition 2 of the parent permission. b) Details of the treatment of the boundary between the refuse collection area in front of the site and the public footpath on Bow Lane West. c) Details of the glazing replacing the permitted metal railings to the west facing balconies to the rear units, which should be toughened or obscure glazing to reduce overlooking. Reason: In the interests of visual and residential amenity.
