2. The development shall comply with the following requirements of the Conservation Division: b. Prior to the commencement of the development, the applicant shall submit for the written approval of the planning authority: i. Where new roof slates are required, they shall be a close match in size, colour, and texture to the original. Their source and quality shall be agreed beforehand and at least three alternative samples shall be provided to the Conservation Officer for their written agreement. New slate shall be laid on inner valley pitches, with original slate retained and reused on more prominent roof pitches. The proposed works to the roof shall be carried out to best conservation practice and in line with the recommendations set out in the Architectural Heritage Protections Guidelines and the DHLGH Advice Series publication 'Roofs: a guide to the repair of historic roofs. ii. A detailed window survey shall be submitted, demonstrating the condition of all windows and shall include 1;20 drawings and photographs and description of the existing windows including confirmation of the presence of historic glass. A detailed schedule of conservation repairs to historic joinery/glazing shall be provided for written approval. Details of proposed joinery repairs shall be based on the existing historic profiles. iii. All windows that contain historic glass shall be retained where possible. Historic glass with corner cracks or scratches on the surface shall not be replaced. Where broken panes require replacement, the proposed glazing shall be in line with the Department of Housing Local Government and Heritage Advice series publication 'Windows: a guide to the repair of historic windows' (DHLGH 2007). c. During the course of the development, the applicant shall submit for the written approval of the planning authority: i. In the advance of the pointing works commencing on site, the Conservation Officer shall be given the opportunity to inspect the historic façades prior to raking out of the pointing when remnants of the original pointing and any defects required can be identified at close quarters and repairs agreed. The remnants of original pointing shall inform the appropriate re-pointing method. A Tuck joint will not be appropriate if it is discovered that it was not original to the structure. The applicant shall prepare a small sample area (1x1m) of cleaning, raking out and repointing using NHL 2 lime mortar for inspection and written approval of the Conservation Office.
