3. The development shall be revised as follows: a) The 2 no. bedrooms shall be restructured to provide the main bedroom with a floor area of a minimum of 13m2 in accordance with Section 5.3.2 Space Requirements and Room Sizes of Quality Housing for Sustainable Communities Best Practice Guidelines for Delivering Homes and Sustaining Communities (2007). This may necessitate the reduction of the second bedroom to a single bedroom which must have a floor area of a minimum of 7.1m2. Bedroom widths must also comply with Section 5.3.2 Space Requirements and Room Sizes. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority, and such works shall be fully implemented prior to the occupation of the buildings:- Reason: In the interests of orderly development and visual amenity.
