2. Prior to commencement of development, the developer shall submit a revised set of drawings showing the following amendments, for the written agreement of the Planning Authority: a) The fascia depth shall be reduced to comply with Dublin City Council’s ‘Shopfront Design Guide’ (i.e. ‘Fascia panels should be of a depth appropriate to the size of the building and in proportion to the proportion and length of the shopfront. Fascia depth should not exceed a quarter of the distance between the fascia’s lower edge and the pavement’). In this regard the depth of the fascia should be retained as close as possible to the extant 700mm depth. b) The proposed signage shall be of high-quality material such as steel or timber. Details to be submitted. c) The new lettering shall not exceed 300mm in height. Details to be submitted. d) The proposed method of illumination (internally illuminated halo lighting) shall be omitted and shall be revised to be in line with the parameters set out in the Shopfront Design Guidelines; O’Connell Street Area (DCC 2003) (i.e. to be passively / back lit) and the illumination shall be of a warm colour temperature. e) The proposed window and door frames shall be revised to be either steel, timber and glass. Reason: In the interests of the proper planning and sustainable development of the area.
