3. Prior to the commencement of development on site revised drawings shall be submitted for the written agreement of the Planning Authority, detailing amendments to the vehicular entrance, to include: a. Reduction of the vehicular entrance to a maximum width of 3m in compliance with Section 4.3.1 of the Development Plan, with the vehicular entrance positioned toward the boundary with no. 36 Grand Canal Street Upper. b. Provision of new boundary wall along Grand Canal Street Upper except where an opening is required for shared pedestrian and vehicular access. c. All revised drawings to clearly illustrate the location of the street tree trunk and the full extent of the canopy fronting no. 40 Grand Canal Street Upper.
