Description

Conservation Prior to the commencement of the development, the applicant shall submit for the written approval of the planning authority: (i) In order to protect the legibility of the historic floor plan, revised floor plans, showing more of the rare / early historic building fabric retained, shall be submitted. The revised plans shall show the omission of the removal of the original internal walls in the hall/stair core of No. 4 Parkgate Street, the retention of the internal wall between the front and rear rooms in No. 12 Temple Street West and the omission of the proposed openings between the rooms on the upper floors of No. 4 Parkgate Street. (ii) Detailed services drawings showing the location of all proposed new services, including electrical, drainage, water supply and ventilation routes and the extent of fabric removal required to facilitate the proposed new routes. Existing service runs shall be used where possible to minimise the impact on historic fabric (iii) The applicant shall undertake some carefully considered and limited opening up works to the staircase in No. 4 Parkgate Street to determine if hitherto concealed historic fabric may be present. (iv) The existing sash windows on the first and second floor shall be retained and repaired. A methodology for their repair shall be submitted along with 1:20 drawings of the existing sash windows and proposed one-over-one and two-over-two pane sash windows (v) 1:20 drawings and specifications and details of the proposed materials for the proposed doors, that shall be appropriately detailed and based on photographic evidence or appropriate to the era that the structures relates. A specification for the repair of cast iron rainwater goods together with a specification for proposed new rainwater goods shall be submitted. All new rainwater goods shall be cast iron. (vi) A specification for the proposed external steps and hard landscaping. (vii) All works to the structure shall be carried out in accordance with best conservation practice and the Architectural Heritage Protection Guidelines for Planning Authorities (2011) and Advice Series issued by the Department of Housing, Local Government and Heritage. Any repair works shall retain the maximum amount of surviving historic fabric Reason: In order to protect the original fabric, character and integrity of the Historic Structures and to ensure that the proposed works are carried out in accordance with best conservation practice.
