5. The Developer shall comply with the following conservation requirements of the Planning Authority: b) Prior to the commencement of the development, the applicant shall submit for the written approval of the planning authority: (i) Details of all proposed finishes and materials, flashing details for junctions between the new extension and the historic structure including the historic boundary wall, and 1:10 details of all junctions between the extension and historic structure, (ii) 1:10 foundation drawings to show that the support structure will be wholly constructed inside the boundary walls and that shall be set at a sufficient distance so that there would be no impact on the historic boundary walls, (iii) A specification for the proposed works to the surviving staircase and 1:20 drawings of the proposed new staircase illustrating the proposed design of its balustrade baluster and side elevation. A cross section showing its relationship with the historic staircase between ground floor and first floor shall be provided. The proposed balustrade shall be based on surviving original details of the historic staircase in the protected structure, (iv) 1:10 sections and elevations of the proposed sash windows. The detailing of the proposed sashes, including the proposed horns and glazing bars shall all be based on the surviving historic sash window at the rear. The applicant shall submit a conservation specification and methodology for all works proposed to the windows, (v) The material for the proposed louvered screen, shop windows and restaurant entrance shall be of a suitable material such as steel / zinc / timber as necessary. An updated specification shall be provided, (vi) 1:20 drawing and specification for the proposed steps to the new light well, illustrating the proposed design of the balustrade / railing. (vii A conservation-led method statement for the proposed works to the railings, prepared by a suitably qualified conservation professional, shall be submitted
