4. Prior to the commencement of development, revised details and drawings shall be submitted for the written agreement of the Planning Authority addressing the following: (a) Revised ground floor layout of Block B1 outlining the provision of the proposed quantum of community/cultural space fronting onto Parkgate Street, having regard to considerations otherwise amended by this permission. This community/cultural space shall be designed to be internally separated from any other residential or non-residential uses in this block, unless otherwise permitted by a separate grant of permission.
