3. The development shall comply with the following requirements of the Conservation Section: a) Prior to the commencement of development, the developer shall submit revised documentation and drawings to include the following detail for written agreement by the Planning Authority: i. The use of white LED illumination should be avoided. The proposed illumination (lighting) on the exterior shall be revised to be a warmer colour tone appropriate for the brick façade of the Protected Structure. The developer shall also submit exemplars (photographic exemplars) of the proposed lighting. ii. The developer shall submit revised elevations of the proposed shopfront showing the fascia to a maximum depth of 800mm. iii. The developer shall submit revised drawings illustrating a more muted tone the solid elements of the proposed façade such as a bronze or brass toned finish to more appropriately complement the brick façade of the Protected Structure. iv. The developer shall submit revised drawings illustrating a more muted colour for the proposed signage or finish with a more appropriate material such as steel. v. The proposed internal illumination of the lettering and ‘M’ logo shall be omitted and replaced with backlit luminaires in a temperature scale that is appropriate to the special architectural character of the Protected structure and the ACA. vi. The putty for the proposed window repairs shall be a traditional linseed based putty. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority. Reason: To ensure that the proposed works are carried out in accordance with best conservation practice.
