Description
The Conservation Office recommends the following details be submitted for written agreement prior to the commencement of development: (a) 1:20 plan, sections through the historic staircase clearly indicating where conservation repairs will be executed (b) Revised drawing nos. E-001 and P-001 of 1:200 Existing and Proposed Site Layout extracts that indicate the position of the existing gate piers and Shea’s Lane and the established shared ‘right of way’ (referred to in the AHIA p.6) between the rear garage and Shea’s Lane. (c) Record survey drawings indicating dimension/length (on plans, sections) of the extent of surviving shared historic stone boundary wall between No. 37 and 38 Manor Street including the historic fabric surviving within the modern garage structure illustrated in Fig. 5.2, 5.3, 5.4. Clarify that no historic boundary wall fabric survives between No. 37 and 36 Manor Street from the end wall of the rear return, and the block wall adjacent to the existing garage (d) Proposed replacement internal staircase from ground to basement: If it is intended for the new basement balustrade to match the existing historic staircase detail indicated on drawing no. E-002 Detail 10, this is acceptable. If an alternative design is proposed, submit 1:20 drawings of the proposed design. (e) Following stripping out/opening up works, 1:50 plan/section/elevation drawings indicating where surviving historic fabric is revealed beneath dry lining/plasterboard ceilings/modern coverings, and where conservation repairs will be executed (f) Proposals for the augmentation (if required) of additional ventilation to rooms within the Protected Structure, avoiding the placement of ventilation grilles on the principal façade in particular (g) Carry out a thorough inspection of the roof, central valley and parapet gutters and roof coverings in advance of the proposed installation of a good quality conservation-style rooflight to the central valley, to determine the roof repairs required - all to be agreed with the Conservation Department within Dublin City Council. (h) Preparation of a number of steam cleaning samples of brickwork for the inspection and agreement of the Conservation Department within Dublin City Council (i) When scaffolding has been erected, the Applicant shall: • Principal façade - identify by inspection at close quarters any surviving remnants of original pointing, to inform the appropriate re-pointing method for the building, including the joint with the adjoining building • Prepare and submit to the Conservation Department a record drawing cross-referenced where required to marked-up photographs of the brick façade to record the condition of the brickwork and any repairs required • In advance of works commencing on site, a visit shall be facilitated for the Conservation Department to inspect the brick façades at close quarters and to agree a preferred solution to any brick pointing repairs commencing, which shall be evidence-based and led by best practice conservation principles. • Samples of materials and site exemplars of site workmanship shall be provided for inspection by and written Agreement of the Conservation Department. • Submit details of five recent examples of specialist brick re-pointing works carried out by the proposed contractor on protected structures of similar architectural significance in Dublin and associated references to ensure that the contractor has the requisite expertise for these works • Careful removal of cementitious render from the basement/lower ground floor level, repoint, and re-render in ruled-and-lined lime render • Rear façade - following careful removal of cementitious render, prepare and submit to the Conservation Department a record drawing cross-referenced where required to marked-up photographs of the brick façade to record the condition of the brickwork and any repairs required, and whether it will be repointed or re-rendered in a lime render - samples to be prepared and agreed with the Conservation Department.
