5. Prior to commencement of development the applicant shall submit revised drawings for the written agreement for the following: (a) The first floor extension shall maintain a minimum distance of 800mm from the existing window cill of bedroom no. 2 to the rear of the building. (b) The applicant shall reduce the size of the proposed rooflight within the new bathroom on the top stair landing so that it relates to/is aligned with the width of the door; the applicant shall refine the depth of the reveals to the rooflight within the bathroom and provide a more satisfactory door arrangement. (c) Clarify the proposed materials for the bottom stall risers and top spandrels which are not annotated or coloured on the drawings submitted, and appear as plain white on the proposed elevation drawings. Submit coloured visualisations of the proposed materials, and reconsider the species for the proposed vertical timber cladding, which can deteriorate badly in Irish wet weather and become stained and unattractive, particularly in the setting of a Protected Structure unless very well detailed. (d) The applicant shall omit the proposed opening between the new dining room (upper ground floor) and rear link corridor (e) The applicant shall submit a revised alternative proposal for the basement and external walls - Heidi K11 slurry, dry lining with plasterboard and/or metac system shall be omitted and a revised specification submitted to best conservation practice
