5. (a) The developer shall comply with the Greater Dublin Regional Code of Practice for Drainage Works Version 6.0 (available from www.dublincity.ie Forms and Downloads). (b) Records of public surface water sewers are indicative and must be verified on site. (c) The flood risk mitigation in the proposed flood risk assessment IBE 1476/May 2018 shall be implemented on site. (d) The proposal for the management of surface water as indicated on the drawings submitted is not acceptable. The developer shall submit two revised copies of a detailed site plan to the Drainage Division for written approval. These plans shall be submitted not later than the submission of the commencement notice for the development. The main points to note in the revised drawings are: i. The drainage for the proposed development shall be designed on a completely separate foul and surface water system with a combined final connection discharging into Irish Water’s combined sewer system. ii. The developer shall indicate on the proposed drawing the exact location of the proposed permeable paving. Full details of these shall be agreed in writing with Drainage Division prior to commencement of construction. iii. The total area/size of the proposed green roof and the attenuation storage ( over sized pipe ) in the drawing No 001 Stage P Rev 02 is different than the proposed figures in the Engineering report No RP01 dated on July 2018. iv. The development shall incorporate Sustainable Drainage Systems in the management of surface water, providing an integrated approach with the landscaping proposals. Full details of these shall be agreed in writing with Drainage Division prior to commencement of construction. Soft landscaping should be considered before hard landscaping. v. Revised surface water storage calculations must be submitted to the Drainage Division prior to commencement of construction to account for 20% Climate Change as per the Dublin City Development Plan 2016-2022 Strategic Flood Risk Assessment. vi. Where it is proposed to connect to an existing private drainage system, the developer must comply with the relevant Building Regulations, obtain permission from all the owners of this private system and satisfy themselves as to the adequacy of the private network If permission cannot be obtained a new connection/s to the public sewer/s must be made. (e) The outfall surface water manhole from this development must be constructed in accordance with the Greater Dublin Regional Code of Practice for Drainage Works Version 6.0. (f) All private drainage such as, downpipes, gullies, manholes, armstrong junctions, etc. are to be located within the final site boundary. Private drains should not pass through property they do not serve. Reason: In the interests of orderly development and protection of amenities of the area.
