3. The first floor element of the proposed garage shall be set back a minimum of 2 metres from the northern boundary wall. Development shall not commence until revised plans, drawings and particulars showing the above amendments have been submitted to, and agreed in writing by the Planning Authority. Reason: In the interests of orderly development.
