Mater Private Hospital intends to apply for permission for development on this 0.7ha site, approximately, comprising the following buildings:Mater Private Hospital, Eccles Street, Dublin 7, D07 WKW8; No. 106 Dorset Street Lower, Dublin 1, D01 VE84; No. 107 Dorset Street Lower, Dublin 1, D01 YT59/D01 RX46/D01 R2K6; No. 108 Dorset Street Lower, Dublin 1, D01 P6Y0; No. 109 Dorset Street Lower, Dublin 1, D01 X953; No. 110 Dorset Street Lower, Dublin 1, D01 C1F2; No. 111 Dorset Street Lower, Dublin 1, D01 YC61; and No. 112 Dorset Street Lower, Dublin 1, D01 YE14. The site is bound by: Eccles Street to the south; Dorset Street Lower to the east; Eccles Place to the north; and a car park access / egress ramp to the west with the Mater Misericordiae Hospital beyond. The development will consist of additional hospital/ medical-related use comprising the following works: the partial demolition of the existing Mater Private Hospital building (from Level 00 to Level 05 and roof plant areas), including the Eccles Street and Dorset Street Lower corner (c. 1,355sqm total), the removal of the associated car park driveway, redundant crane base, and redundant lift shaft, and the demolition of Nos. 109, 110, 111, and 112 Dorset Street Lower (c. 860sqm total), part of the Second Floor Level of 106 Dorset Street Lower (c. 30sqm) and part of the Ground to Second Floor of 108 Dorset Street Lower (c. 64.5sqm); and the construction of a new 5-storey hospital extension (with set-backs) (over Lower Ground Floor (Level 00)) onto Dorset Street Lower and the corner of Eccles Street (c. 5,683sqm (of which c. 1385 sqm comprises plant)), along with the refurbishment and adaptive reuse of 106, 107 and 108 Dorset Street Lower comprising the change of use to hospital use (c. 457.5sqm) (from vacant residential and medical consultancy/offices). The overall new hospital floor area now proposed (comprising new build and change of use) is c. 6140.5 sqm. The development will also comprise: enhanced ambulance pick-up and drop-off, with access via Eccles Place and egress via an unnamed laneway (which will be altered as part of the proposal) and Eccles Place beyond; expanded emergency department and urgent care centre, with street level access via new additional reception area from Dorset Street Lower; operating theatres with adjoining anaesthetic patient areas, holding areas and recovery bays; laboratory and acute medical unit; intensive care unit department; replacement ward rooms; visitor lounge; staff amenity space with café / restaurant and outdoor terrace in the east at Level 05; training and conference centre; new external wheelchair accessible lift to the rear of No. 107 Dorset Street Lower; connection to the new Mater Private Hospital extension at Level 01 via lobby to the rear of No. 108 Dorset Street Lower at First Floor Level; a wheelchair accessible ramp to the front of the new-build extension with internal connection at Level 00 to the ground floor lobby of No. 108 Dorset Street Lower; and ancillary areas (offices, storage rooms, cleaning rooms, kitchens, etc.) and plant areas. The proposed development will result in a net increase of 22 no. inpatient beds. The overall GFA of the Mater Private Hospital will increase from c. 21,310 sqm to c. 26,095.5 sqm. The development will include: the removal of existing car parking spaces; the internal renovation of existing hospital floor space to facilitate the proposed development; alterations to existing hospital plant equipment and associated infrastructure and the provision of new hospital plant equipment and associated infrastructure; screening and balustrades; staff and visitor bicycle parking; new ground floor façade to part of the existing elevation at Eccles Street; associated elevational and internal changes; hard and soft landscaping and planting removal; SuDS measures and green roofs; provision of photovoltaic panels on existing hospital roof; alterations to existing site services (foul/surface water drainage, surface water attenuation and water supply); changes in levels and all other associated site development works above and below ground.
