3. Prior to the commencement of the development, the applicant shall submit the following, for the written agreement of the planning authority: a) A method statement for the demolition of the external timber porch structure to the top of the external granite stairs to the rear of the house. The submitted method statement shall detail conservation repairs to associated historic fabric. b) 1:20 drawings to include details of high quality finishes for the proposed rear balustrade and decking. c) Alternative product details for an automated gate operator where the bottom-driven mechanism sits within the ground and where the product does not have a visible horizontal bar/ram attached to the historic gates. d) 1:20 drawings to show the location of proposed electrical service runs and details of any features required for the control of the automation of the entrance gates that shall avoid adverse visual impacts on the gates and railings. e) A detailed methodology for the salvage of extant quarry tiles, their post-lifting storage, cleaning and preparation, and the reuse of sound tiles as a floor finish to a location within the lower ground floor level. A detailed methodology for the removal of the extant floor structure and preparation of grade to receive a new insulated floor slab. Plan and section details of the proposed floor slab to include an upstanding buffer layer between the historic walls and new floor structure. f) A set of proposed Mechanical, Electrical and Plumbing service drawings to show service routes. Where possible, existing routes shall be reused. Drawings shall clearly indicated any new penetrations to or impact on historic fabric and features. g) Conservation method statement for localised repairs to historic features and fabric. Reason: In order to protect the original fabric, character and integrity of the Protected Structure at 10 Grosvenor Road and to ensure that the proposed works are carried out in accordance with best conservation practice.
