4. During the course of development and prior to the commencement of the respective work packages, the Applicant shall submit the following conservation details/revisions for the written approval of the Planning Authority: h) Removal of chimney stack in the return below roof level : The removal of the chimney breast is permitted at ground floor level, subject to the inclusion of a downstand ‘nib’ to the head of the proposed new glazed opening on the north elevation that would mark the position of the rear wall of the rear return and widened at the location of the former chimney breast. The removal of the chimney breast at first floor level is permitted subject to the inclusion of a downstand that incorporates the structural support of the external chimney stack and provides the legibility of the chimney breast at high level within the room interior – 1:20 drawings to be submitted for agreement. 1:20 Structural details for the downstand in the new kitchen, and at first floor level to support the external chimney stack to be retained shall be submitted by condition.
