4. The Developer shall comply with the following requirements of the Conservation Division of the Planning Authority: b) Prior to the commencement of development, the applicant shall submit the following for the written agreement of the Planning Authority: i. 1:100 drawings of proposed landscaping indicating all existing hard and soft landscaping finishes, grass lawns, trees, planting and other features. (The construction of a new random rubble stone wall by a specialist stone mason with the necessary expertise in accordance with best conservation practice is acceptable to be agreed with the Conservation Officer (CO). ii. In advance of brick/masonry repairs / pointing commencing, the applicant shall contact the CO to facilitate a site inspection to inspect the existing brickwork at close quarters and agree conservation repairs and procedures. The applicant shall submit a 1:50 elevation drawing of the front elevation and front boundary wall and side boundary walls, marked-up with proposed repairs, consolidation and repointing, including cross-referenced photographs, and prepare samples of specialist cleaning, raking out, brickwork repairs and repointing to an historically accurate finish and stone repointing for the written agreement of the CO. iii. A drainage drawing that indicates the drainage connection from the proposed lowered ‘trough’ to facilitate adequate flashing below the historic rear windows for the written agreement of the CO. iv. A revised first floor plan drawing that repositions the location of the proposed ensuite to be a more sympathetic arrangement and shows a reduction in the amount of demolition of the historic wall between the front and rear bedrooms for the written agreement of the CO. v. Detailed window and door schedule including 1:20 drawings and photograph of each numbered window and door, indicating proposed conservation repairs, cross-referenced to floor plans which include individual reference numbers for each window and door. All historic glass shall be identified and retained. The upgrading of historic timber sash windows with slim profiled double-glazed units will not be permitted where historic glass survives, but may be executed where historic glass has been replaced previously, providing the slim-profiled double-glazed units can be accommodated within the existing timber sash windows without altering their profile or appearance, using Hodgson Heritage Putty. vi. Carry out a comprehensive inspection of the roof coverings to ensure that the roof is watertight and in good condition, identifying repairs required. Submit 1:100 roof plan, indicating the proposed location of a conservation rooflight to facilitate access into the central valley to maintain the roof, and solar panels with details of installation of the solar panels, for the written agreement of the CO. Existing and proposed roof plan and elevations shall identify the locations of all rainwater goods, and repair existing cast iron downpipes and gutters, and where replacement is required, cast iron only rainwater goods shall be provided, including to the new extensions, to complement the architectural character of the Protected Structure. vii. Submit marked-up 1:50 plan and section drawings that identify any new mechanical and electrical services routes, including ventilation, heating, lighting, drainage and water supply routes
