6. The following requirements of the Planning Authority’s Conservation Section shall be fully complied with in the proposed development: a) Prior to the commencement of the development, the applicant/developer shall submit for the written approval of the planning authority: i. A colour copy of the conservation report shall be lodged with the Irish Architectural Archive, Merrion Square. ii. Revised general arrangement drawings to reconfigure the proposed kitchen to allow for the retention, expression and continued use of the extant door between the rear room and stair hall. iii. Revised general arrangement drawings to reconfigure the proposed bathroom within the return at ground floor to allow for the continued expression of the corner chimneybreast. iv. Revised proposal to omit the closing of chimney flues and fire openings and consideration of a passive approach which would involve the retention of the fire openings, flues and provision of a terracotta cap to the top of the chimney pots (to disused flues) in tandem with repairs to external lime haunching, pointing and flashing of chimneystacks. v. The applicant/developer shall seek the written authorisation of the Conservation Officer for any deviation from the methodology, materials and process described in the documentation submitted. Reason: In order to protect the original fabric, character and integrity of the Protected Structure at 11 Pleasants Street and to ensure that the proposed works are carried out in accordance with best conservation practice.
