3. Prior to the commencement of development, the following amendment shall be submitted to and agreed in writing by the Planning Authority. a) The first floor extension shall be reduced in depth to be brought back in line with the existing ground floor and shall not overhang the existing ground floor rear building line (stated at 4.392metres from the original rear building line). Revised plans shall be submitted showing the first floor rear building line has been set back. b) Prior to the commencement of development, details of the materials, colours and textures of all external finishes including samples, shall be submitted to and agreed in writing by the Planning Authority. Reason: In the interests of orderly development and the visual amenities of the area
