4. The following requirements of the Planning Authority’s Conservation Section shall be fully complied with as follows: c) Revised floor plans shall be submitted to incorporate the following amendments: i. Basement Layout - kitchen units should extend further along the wall towards the retained ope, and the L-shaped return of units indicated across part of the chimney breast should be omitted; ii. Ground Floor Layout - to facilitate the privacy of the occupant of the ground floor apartment, enclose the historic staircase (at ground floor level) and create an additional opening to facilitate a private connection between the rear room and the stairhall circulation to access the rear bedroom, ensuite and exit to the rear garden; 1:20 drawings of the proposed enclosure to the historic staircase whilst facilitating its repair and its legibility on the flight between ground and first floor levels. Details of same shall be submitted. iii. First and Second Floor Layouts - to avoid the small step in the partition to the rear room, the new partition to the lobby and ensuite shall be moved a small distance to attach to the corner of the chimney breast – this will facilitate the avoidance of a clash with the existing door and architrave onto the stair landing, omit the step in the partition to the rear bedroom, and facilitate the legibility of the majority of the chimney breast. Details of same shall be submitted. iv. Rear Return - a revised drawing shall be submitted indicating the equipment layout and any associated services, water supply and drainage to facilitate the proposed laundry room. v. Built-in furniture either side of the chimney breast that projects beyond the face of the chimney breast should be avoided – it would be preferable to use high quality loose furniture maximising the legibility of the historic room volumes as much as possible.
