Description

We, M.Y. Talbot Properties Limited, intend to apply for permission for development at this site at 13-18 Store Street and Moland Place, Dublin 1. The development will consist of: 1. Demolition of 2 storey building no. 13 Store Street; partial demolition of the rear wall, return walls, and roof structure of 2 storey building at no. 14 Store Street (171 sqm to be demolished in total) and retention of eastern elevation and adjacent gate structure to rear yard fronting Store Street. 2. Demolition of the western masonry boundary wall with existing stone elements to be reused in the construction of a replacement boundary wall section and facing to west elevation of building. 3. Construction of a 130 no. bedroom hotel development, extending to 6-8 storeys (max. height 27 metres above ground level), with two upper floors setback. 4. Primary hotel access from Store Street to the east to reception area, bar and amenity space at ground floor level alongside plant room, staff offices, welfare facilities and associated back of house facilities, with ESB substation and refuse store accessed from Moland Place. 5. Landscaped courtyard / public event space in the southern part of the site beneath railway arches for pop-up food and (licenced) beverage use, new pedestrian access to via Store Street at the southeast corner. 6. Existing blocked service opening in wall to Moland Place to be re-opened and enlarged as gated service entrance serving as a secondary service entrance to the site to the west with bike store (10 sqm) providing 9 no. long stay spaces and 10 no. short stay spaces within the landscaped courtyard. 7. Provision of 3 no. signage zones located at ground floor and level 2 on the east elevation and level 6-7 on the south elevation, totalling 18.1 sqm. 8. All landscaping, boundary treatments, lighting, green roofs, site services and drainage connections, telecommunications antennae at roof level (4 no. pole mounted microwave dishes and 1 no. equipment cabinet), site clearance and associated works to facilitate the development.
